ATM Strategy Providing Essential Value to Tenants and
Their Customers?
Access to cash is ESSENTIAL in today's tenant / customer

No more. Cash is getting more and more popular since credit
card companies are lowering limits or halting spending altogether.
Add the fact that consumers are also getting hit with big interest
charges and you've got the average joe saying, 'hey, where's
your ATM machine?' The fact is that - if you are trying to stay
on a budget - once you are out of cash then you stop spending.
Enter the property manager - a person that oversees a property
with hundreds of workers and perhaps thousands of tenant visitors
/ customers a month. "We see the ATM as a bonafide necessity
now," says Julie Sippel with CB Richard Ellis in Atlanta,
Georgia. "People are using more cash than ever. We're hearing
that from our café and other property vendors."
She's not alone. "We're seeing much more attention by property
managers about their ATM strategy," says Jim Cabe, CEO
of Atlanta-Based Cabe and Cato Incorporated, an ATM placement
and services firm who maintains a portfolio of more than 700
ATM machines nationwide. Their clients include such firms as
Hines, Childress Klein Properties, Richmond Properties, Pope
& Lang, Equity Office, PM Realty Group, Jones, Lang &
Lasalle, among others.
Excuse Me, Do You Have An
ATM and Where Is It?
This question is getting more and more common. Tenants and customers
need or want cold hard cash for lunch, snacks, parking or car
detailing. "I operate almost soley on cash now," says
Michael Austin, Principal at Strong! Advertising in Atlanta,
GA. "If I don't have cash I don't buy it." Also, cash
parking is very common for a variety of commercial property
types. "We have many medical properties that have cash
only parking lots," says Jim Cabe. "We're even seeing
more parking going cash only which increases the need for immediate
cash."
One of the issues plaguing many tenants and their customers
is finding the ATM machine. "The ATM in our building is
hidden in the mail room on the basement floor. I have to make
a special trip before I hit the café for lunch,"
continues Michael Austin.
"Placement analysis - where the ATM is located - is something
we do with the property manager for each location," says
Cabe. "We want to provide the most convenience while utilizing
the least amount of space."
In fact, ATM technology has come A LONG WAY in the past few
years. Many full-featured ATM machines have a very small footprint
and use heavily encrypted wireless networks to process transactions
thereby eliminating the need to install hard-wired connections.
"As part of the site evaluation process we also look at
the type of machine that will work best," says Cabe. "We
can even put in drive-up ATMs if the client requests or the
site requires it."
Promote Events and Space Availability?
ATMs Can Do That Too!
Since ATM placement dictates that it be placed in a high-traffic
location, the ATM is growing into a PROMOTION PLATFORM for property
managers. "We use the ATM to promote our networking events,
Friday ice cream socials and space availability," says
NEED ATTRIBUTION. "You never know who will stop by to get
cash. It could be a potential tenant who is looking for space."
"Today's ATMs machines are extremely advanced, we can customize
screens to meet the brand / promotional needs for the client,"
adds Cabe. He adds that many of his property manager clients
have taken advantage of this value-added benefit.
Be Aware - Your ATM Provider
Needs To Stay On Top Of It.
There is nothing worse than a tenant or tenant-customer finding
an ATM that is either out of money or in need of service. Your
ATM provider has to monitor the machine both from a 'money supply'
and 'technical issue' standpoint. "We monitor our machines
24/7," says Cabe. "In fact, we are aware and will
handle any issue - many times before the property manager sees
that there is a problem."
